Population growth is a signal, not an answer

Senior housing serves a defined customer with particular needs, preferences and financial resources. A market’s older population may be growing while the opportunity for a specific project remains limited.

A useful demand analysis narrows the question in stages, then tests the result against relevant competition and realistic capture.

Start with the relevant population

The age profile and household characteristics should reflect the proposed product. Independent living, assisted living and memory care are not interchangeable categories; they serve different combinations of preferences and needs.

Consider financial qualification

Affordability depends on the price, service model and resources available to prospective residents. Income alone may not describe the full picture, and assumptions about assets or household support require care.

Examine need and likelihood of choosing the product

Financial qualification does not mean every household will seek senior housing. Care needs, lifestyle preferences, family circumstances and available alternatives affect the likely customer pool. Methods should make assumptions explicit and avoid counting the same customer more than once.

Put competition and pipeline back into the picture

Existing communities already serve part of the market. New supply may compete for future residents. Product differences and opening timelines matter, so raw inventory totals should not replace a thoughtful competitive assessment.

Test realistic capture

The final question concerns the share a specific community could reasonably attract. Location, product, pricing, reputation, operations and marketing can affect performance. A demand estimate does not guarantee occupancy or absorption.

Use the analysis to improve the decision

Ask which assumptions drive the conclusion and how it changes under plausible alternatives. The purpose is to make a more informed commitment, not to manufacture a precise-looking number.
